Property management

The Swiss market imposes requirements that an international solution usually lacks — it is built for other legal systems. Buy from abroad and you notice at the year-end close, in the VAT filing or with the first payroll declaration. These are the points that decide in this category:

Condominium ownershipA property divided into shares under article 712a of the Civil Code is not managed like a rental object: there are value quotas, an owners’ assembly with minuted resolutions, exclusive rights and common costs per quota. Software must treat the association as an entity of its own.
Service-charge statementsHeating and operating costs are collected and allocated to tenants by an allocation key. Tenancy law requires a documented, verifiable statement within the agreed period — without an allocation key per cost type and per property it cannot be modelled.
Renovation fundThe reserve a condominium owners’ association builds for future renovations. It is common property with its own accounts, not an account of the management company — property software must keep it separate and report it in the annual accounts.
Swiss tenancy lawArticles 253 to 274g of the Code of Obligations govern tenancy: notice periods and dates, rent increases on an officially approved form, deposit of rent, initial rent. Property management software that does not track these deadlines and forms produces letters that can be contested.
