Renovation fund
The renovation fund is the reserve a condominium owners’ community builds for future refurbishment; it is common property with its own accounts and not an account of the manager.
Definition
Contributions are made according to the value share and are shown in the community’s annual accounts. When an apartment is sold, the share in the fund passes to the buyer — it is not paid out, which regularly becomes a point of discussion in the purchase contract.
Whether and how strongly a fund is endowed is decided by the assembly. A community without a fund finances refurbishment through extraordinary contributions — legally possible, and in practice the cause of most disputes within a community.

The fund needs its own account in the community’s books, contributions by share, and disclosure in the closing. Keeping it on a management account mixes other people’s assets with your own.
